The tenancy deposit Scheme has been running since April 2007. Three companies have been awarded contracts to run the scheme. Computershare Investor Services plc, The Dispute Service and Tenancy Deposit Solutions Ltd.

The scheme will apply to all assured short hold tenancies where the deposit is taken after 6th April 2007. Scotland and Ireland are not included.

In the private sector many tenants give their landlord a deposit against possible non-payment of rent or damage to property. When a tenancy comes to an end, if there is a disagreement about the return of the deposit, much hardship and inconvenience is suffered by both the landlord and tenant.

If the landlord, or the agent acting on their behalf is a member of the Tenancy Deposit Scheme such disputes will be settled quickly and fairly.

Under the scheme deposits are protected during the tenancy and where there is no dispute at the end of the tenancy, the deposit will be returned promptly. Where there is a dispute it will be dealt with fairly by the Independent Housing Ombudsman who will make his decision within 10 working days of receiving the necessary information. If his decision is wholly or partly in favor of the tenant, they will receive the money within a further 5 working days.
