Why do you need an independent inventory?
The new Tenancy Deposit Protection scheme
has been running since April 2007 and may have changed the way tenants,
landlords and agents view the whole letting’s process.
Once check out has been completed,
landlord and tenant will be asked to agree the terms of the deposit
return. If there is a disagreement or dispute on any
deduction to be made, it will be referred to the new adjudication
services.
All documents (inventories, check in
schedules, check out reports etc) will be reviewed by the adjudicators
before reaching judgment. It is vital therefore that all
evidence is full, detailed, unbiased and preferably independent.
The new legislation is designed to protect
tenants. Landlords will now be required to ‘prove their case’
if they wish to deduct from tenants deposits.
Using an independent company enables you
to ‘step back’ from the entire situation and no longer get caught up in
disputes etc.
Time
gained from no longer having to produce inventories, and
conduct check ins or check outs yourself will enable you to
concentrate on seeking out new business.
